Code for sustainable homes
Since May 2008 all new homes are required to have a Code level rating registered with building control and in some cases planning prior to permission being granted, for a detailed on-going report and a final Code certificate to be issued on completion. Code homes are built to the standards set in the Code for Sustainable Homes (the Code). They are more energy and water efficient, produce fewer carbon emissions are better for the environment and have lower running costs. There are nine categories in the Code covering energy, water, the materials used in the home through to health and wellbeing and pollution with points assigned to each category.
Code For Sustainable Homes Explained Pre-registration assessment
First stage for any code assessment is to conduct a Full SAP assessment of the plans, next is to check that the design spec delivers the increased SAP efficiency required for the desired code level .if not an assessment of how far out and a conversation on the design and spec between interested parties takes place and a suitably upgraded design spec is produced that demonstrates compliance with the desired level of the code.

Site registration
The site is registered with the service provider Bre before the detailed designs are finalised the appointed Code assessor registers the development formally with the Service provider as early as possible. This registration is valid for a maximum of five years between expiry of the Technical Guide version at registration and submission of the Design stage report. Once a site is registered by the assessor on the Service Provider database, it is given a unique registration number.

Consultation
The code assessor may then advise the design team/developers/clients on the overall code method and procedure followed by detailed discussion on the different options available to them in order to achieve the level of code required. This consultation shall also inform all parties of their clearly defined role and responsibilities within the process as a whole and set out time lined goals for key decisions and collection of information in order for the Assessments and subsequent certification to run as smoothly as possible.

Design stage report for interim certification
Assesses the design specifications (i.e. before construction begins) for each individual dwelling to determine the Design stage or Interim rating and award (subject to quality assurance) a Design stage or Interim certificate. The DS assessment is carried out on the detailed design of each dwelling in the period up to the issue of tender documents, sometimes referred to as RIBA Stages A-G (Royal Institute of British Architects, 1991). A Code assessment requires a more detailed specification than Building Regulations compliance because the Code covers many more aspects of the performance of the dwelling.

Post construction stage Review & report for final code certificate.
The PCS assessment assesses each individual dwelling As Built to determine the final score for the dwelling and it’s Code Level. Where a DS assessment has been undertaken, this can be used as the starting point for the PCS assessment. The PCS assessment is carried out to confirm that houses are either, built to the DS specifications, or if there are variances from the DS, these are documented, reassessed, and a new score and Code Level calculated for each dwelling that is affected. The assessor shall be satisfied that commitments made at design stage have been achieved and should carry out an appropriate level of checking to achieve this. If there has been no prior DS assessment then the full assessment shall be completed against the As Built dwelling(s).

What, when we deliver
Pre-registration assessment within 5 working days of initial instruction Site registration within 48hrs of code instruction and first payment followed by Consultation within 5 working days of registration. Design stage report for interim certification within 10 working days of all requested information being provided and second payment provided during which a Design stage site visit shall be arranged. On completion Post construction stage Review & report for final code certificate. Shall be submitted within 10 working days of all requested information being provided during which time the Post construction site visit shall take place and third payment is made.
