Energy performance certificates

Energy Performance Certificates (EPCs) are a key part of this country’s strategy to reduce the 27 per cent of carbon emissions that come from our homes. Britain’s government as part of a wider European policy is now implementing the 2003 EU Energy performance of buildings directive (EPBD) as a critical part of the drive to cut domestic carbon emissions. Weather you sell or rent a home of any size you are now required by law to commission an EPC for use either as part of your hip pack or available and on display for prospective tenants.

EPCs for hips
For buildings that are to be sold, the building’s owner will be responsible for ensuring a certificate is available; this should be shown, on request, to any prospective purchaser, and should in any case be provided by the owner to the ultimate purchaser before a contract for sale is made. This is currently an integral part of the HIP pack required for domestic sales in the U.K. By law a property cannot be offered for sale until an EPC has been commissioned with a current validity period of 1 year.

EPCs for rentals
Rental properties with a new tenancy in England and Wales will be required to have an Energy Performance Certificate (EPC). Either yourself or your letting agent will have to commission one from an accredited Domestic Energy Assessor (DEA). They will visit your property to assess the age, construction and location of the property as well as its current fittings such as heating systems, insulation, double glazing. If you don’t have one after that date you could be fined £200 for non compliance. At present The EPC will remain valid for 10 years if no alterations are made to the premises.
