You are required to commission SAP calculations to fulfil requirements of the Building Regulations Part L for Energy Rating of Dwellings which applies to all newdwellings, conversions and some extensions with excess glazing.

If you do any New build work or convert an existing home which creates (or combines) a separate dwelling that has heating, hot water or air conditioning, after your designs are approved for SAP you are required to provide an OC-EPC for the home on completion.

All new homes are required to have a Code certificate demonstating which level (0-6) of the Code has been achieved on completion within the Home information Pack. Miminum Levels of the Code is often a strict condition of planning consent.

As part of demonstrating compliance under Part L1a of building regulations most new build dwellings are designed to and require upon completion an airtightness test of the building envelope. Consultation with contractors prior to construction can save costly remedial work.
