Sap calculations
SAP is the Government's Standard Assessment Procedure for Energy Rating of Dwellings. SAP 2005 is adopted by government as part of the UK national methodology for calculation of the energy performance of buildings. SAP is used to demonstrate compliance with building regulations for dwellings - Part L (England and Wales), Section 6 (Scotland) and Part F (Northern Ireland) - and to provide energy ratings for dwellings.
SAP explained in detailExtensions and conservatories When building an extension with more than the permitted openings area (25% of new floor area + openings covered by extension) or a non separated conservatory a Full SAP report demonstrating compliance with Part L1b through elemental trade-off and, or whole dwelling trade-off is required and submitted to building control by an Authorised SAP assessor.

On completion an as built SAP report is issued along with the On construction energy performance certificate OC EPC. Where more design flexibility is required an Authorised assessor may use whole dwelling or building trade-off to demonstrate compliance.

When renovating and refurbishing a property it is necessary to be aware that if more than 25% of any existing thermal element is affected by works then the whole element should be improved to the required target U-value for that element. Controlled fitting (windows etc.) are also governed by minimum U-values when replaced as are controlled services (heating and hot water systems etc.) with the efficiency of a new system not more than 2% worse than the original and no less than 86%. To demonstrate compliance or trade-off your obligation an Authorised SAP assessor can provide all appropriate documentation building regulations.

New buildAll new build properties require a Full SAP Assessment by an Authorised SAP/ OC DEA assessor. The report must demonstrate that the project complies with a set of minimum elemental conventions Part L1a building regulations in respect of thermal elements, controlled fittings and services. Minimum U-values must be achieved in respect of all thermal elements i.e. floors, wall, roofs and openings. Minimum efficiencies are also required for the provision of heating and hot water systems, their controls, and insulation. Ventilation, internal and external lighting along with summer time overheating are all relevant to this assessment with the most important element being the overall dwelling co2 emission rate (DER) of the design.

Multiple dwellings
Where larger developments are built and require Full SAP assessments it is not necessary to duplicate costly individual assessments in order to satisfy Part L regulations. Across the development the properties are grouped into types and on the understanding that the build spec is identical within the group, only 1 sample of each type shall require individual assessment. The remaining properties of each type shall have their report created by duplicating the template and adjusting a small amount of information including address and possibly orientation before the subsequent report is issued. As such your Authorised assessor can offer vastly discounted rates on large developments.

What, when we deliver
The Data is collected from drawings, building notes and spec sheets,
Data is then inputted into the accredited SAP software by our Authorised SAP assessor/OC DEA and a draft report is created. If the design passes all criteria an as built final report is issued along with a Predicted Energy Performance Certificate (PEA) and submitted with main application to building control (prior to commencement of works) after payment is received. If the project fails any of the criteria our accredited consultant shall redesign elements of the project in conversation with architect/client/builder in order to demonstrate compliance before submitting to building control. On-completion the architect/client/builder advises our Authorised SAP assessor /OC DEA of any changes during the build, (if any) and provides the air tightness test result (where relevant). Our assessor then produces the as built final SAP report and On construction energy performance certificate (OC EPC) where relevant and submit both to building control for final sign off.
We submit to building control within 5 working days of receiving all relevant information including payment however 24hr turnaround can be achieved at extra cost. NB. We also work when necessary with clients who have completed builds with no SAP assessment having been carried out and still achieve compliance with minimum cost and disruption to all concerned.
